The first step to successfully selling your property is to define your goals, wants, needs and expectations. The second step is to determine the best price. After that, we need to prepare your property so that it is in top-selling condition. Then we'll implement our research-based marketing system. Showings will follow and we'll procure feedback and offers that we'll need to negotiate. Once we reach mutual acceptance with a buyer, we'll have the home inspected and appraised. After all of the contingencies have been satisfied, the closing date will be fast approaching so we'll work with the escrow company to get you in to sign the closing papers. Selling a property involves leveraging the technology-based marketing systems we have in place and hours of open houses, phone calls and paperwork that you shouldn't have to worry about. We will take care of it all for you. When you work with the Edwards Real Estate Group, you will benefit from a team of professionals who are working together to ensure you get the world class customer service and results that you deserve. This includes taking the time to understand your needs and expectations, quickly returning your calls and responding to your emails the same day we receive them. Our team consists of three licensed agents; one of whom is full time Research Analyst. We also have a full time Marketing Director and a full time Accounts Director. Our licensed Research Analyst is responsible for generating a price opinion that will put your property in a position to procure an offer as quickly as possible. The goal is to avoid pricing the house too low which will result in missed opportunities while ensuring that you avoid going on too high which actually causes the property to be ignored and then sell for less. Our Marketing Director is responsible for completing the marketing tasks necessary to get your home exposed to as many buyers as possible on an ongoing basis. Keeping your home in front of potential buyers requires marketing 24 hours a day. Our Accounts Manager is responsible for assisting with the launch of your listing, providing status updates on the status of our marketing activities for your listing and managing the closing tasks. Our Accounts Manager will contact you regularly with feedback. This involves weekly updates detailing our marketing efforts, including comments from prospective buyers and agents that have visited your home. He will also prepare and deliver regular progress reports via email and your own password protected customer website. Once we reach mutual acceptance with a buyer, He will schedule and coordinate completion of contingencies and inspections, monitor the buyer's loan process and coordinate and supervise the preparation of all closing documents. I will personally present all offers in person, advise you of terms and contingencies, help pre-qualify potential buyers, negotiate your transaction with the other agent and prepare and finalize the closing. It is our goal to obtain the highest possible price for your house in the shortest amount of time. Our fee includes a deep cleaning of your home, a staging consultation and a professional photography shoot. Aside from price, getting the launch of your listing "right" is the single most important thing that needs to happen to get your house sold quickly and for top dollar. To do this, we spend an average of $1,000 to launch each listing. Staging advice, cleaning, professional photography, yard signs, brochures, ads, direct mail, buyer parties and Internet technology are always included in our fee. We share the amount that we spend on each listing only to point out that it's our team's "skin in the game". These services provide us with the foundation from which to launch a marketing campaign that is truly effective from day one. We're just as committed to getting your house sold as you are. |
